Asphalt Sealcoating

Our approach focuses on the two critical factors that deliver excellent results.

  • Surface preparation:  a coating is only as good as the surface it is applied to.  Cleaning is crucial, and PMI sends a well-trained team onsite with mechanical brooms, powerful ride-on blowers and a sweeper truck to ensure this step is done right

  • Material application:  PMI uses squeegee tools across the entire parking lot to ensure the sealcoat material is worked into the surface, achieves good penetration and even coverage.  In our experience, this approach is much preferred to topical spray methods

Sealcoating 101 in 100 Words

Sealing your asphalt on a regular basis will prolong the life of your parking lot, dramatically reducing future repair costs.  From the moment asphalt is applied it begins to oxidize or break down. Over time, this oxidation will:

  • Reduce the flexibility of the asphalt, and along with it the ability to absorb traffic loads.  This can cause cracks to develop, and ultimately areas that require repair 

  • Cause a slow failure of asphalt binding agents.  As the asphalt loses smaller embedded materials, paved surfaces become rough and unattractive, and an unraveling of the pavement aggregate material

Sealcoating not only helps prevent damage caused by water penetration, it actually slows down the damaging effects of the sun and weather (oxidation).
